At File Open
Review contract for full execution (signatures/initials/dates) and required addenda/disclosures
Distribute executed docs to client, agent, title/escrow, and lender
Intro email with party introductions, key dates, and my TC role
Verify earnest money deposit and obtain receipt
Throughout the Transaction
Manage timeline and all deadlines (inspection, escrow, title, loan)
Coordinate HOA contacts, applications, bylaws, and approvals (if applicable)
Confirm inspection/appraisal dates; ensure utilities are on for access
Draft addenda with your exact verbiage (repairs, extensions, price changes) and route for signatures
Keep all parties (co-op agent, title/escrow, lender) updated and on task
Upload docs and maintain a complete compliance file for your brokerage
At Closing
Confirm final walk-through and closing details
Coordinate with escrow on funds; we never email wire instructions—always confirm directly with title/escrow
Provide utility transfer info to your client and anything else you have prepared
Send YOUR review link and thank you to your client, and close out the file

Quick Close TC is based in Gainesville, Florida, but we proudly service all of Florida and Washington State. These states were specifically chosen because of our extensive experience and proven track record in real estate within these regions. Our in-depth knowledge of local market conditions, regulations, and transaction processes in both Florida and Washington ensures that we can seamlessly streamline your real estate transactions. While our primary focus is on these two states, we remain open to expanding our services to other states to better cater to our clients' needs.
We understand that real estate transactions require flexibility and accessibility. That’s why our working hours are from 8:00 AM to 8:00 PM Eastern Time (5:00 AM to 5:00 PM Pacific Time), seven days a week, excluding holidays.
We pride ourselves on a same day file opening if you submit your contract by 5:00 PM ET.

This direct line of communication allows us to handle inquiries, resolve issues, and gather necessary information quickly and accurately.
However, we understand that some clients prefer to have all communication go through their real estate agent. If this is your preference, we are happy to funnel all correspondence through you.
Rest assured, whether we communicate directly with your clients or through you, we always keep you updated on important developments and deadlines. You will be copied on all significant communications to ensure you are in the loop and can provide input whenever necessary.
We understand the importance of staying informed throughout your real estate transaction. During our complimentary consultation, we will have a thorough discussion to understand your communication preferences. Based on your preferences, we will send you weekly update emails, which will detail the current status of your files and highlight any outstanding items. This ensures you are always in the loop and can make timely and informed decisions.
Our goal is to provide you with a seamless and transparent experience, effortlessly streamlining your real estate transactions.
We are fully licensed in Florida and inactively licensed in Washington. However, we prefer to have you, as the agent, provide all the verbiage for the contracts. This also ensures there are no brokerage conflicts. We will prepare paperwork only with your approval prior to sending. Our team will then prepare the paperwork and seek your approval before sending anything for signatures. This collaborative approach ensures that all documents accurately reflect your intentions while streamlining the transaction process for a smooth and efficient experience.
We offer a range of services to streamline your real estate transactions. Our pricing is straightforward:
- For file management and brokerage compliance, we charge $125 per transaction.
- For a full-service contract to close, which includes comprehensive support from the initial contract through to the closing, we charge $325.
- For listings prior to going under contract, we evaluate these on a case-by-case basis to provide a tailored fee structure.
Our aim is to provide professional and efficient service, ensuring your real estate transactions are handled with the utmost care and precision.
Payment for our services is initiated after the closing of your transaction. Once everything is finalized, we will invoice you for our services. For your convenience, we offer multiple payment options. You can settle the invoice directly on our website, or through popular payment platforms such as Venmo, PayPal, Cash App, or Apple Pay. Our goal is to provide flexible and hassle-free payment methods that cater to your needs, ensuring a smooth and efficient experience.
We understand that real estate transactions can be unpredictable. If a deal falls through or is canceled, there's no need to worry.
We only charge for our contract-to-close services and file audits after the deal has successfully closed.
If the deal falls through but your client is still pursuing another home or keeping their current home listed on the market, we kindly request that you continue to use our services when they go back under contract.
This ensures that we can continue to provide seamless support and help you achieve a successful transaction the next time around. At Quick Close TC, our goal is to make your real estate transactions as effortless and stress-free as possible.
